Know what the screen can prove—and what it cannot.

The public demo covers Polk County. Signed-in workspaces can screen all 67 Florida counties: 49 include land-use and other evidence; 18 offer traffic and area screening only. Every candidate keeps its recorded source dates and unresolved conditions.

01 · Measured movement

Traffic & corridors

FrontageRadar uses versioned FDOT traffic observations and official route layers to identify the launch corridors and attach an observed AADT value to each screenable area.

Useful for: Comparing traffic exposure and keeping the observed year visible.
Does not prove: Driver visibility, advertising demand, lease economics or future traffic.

02 · Spatial evidence

Parcels & land use

Florida parcel geometry establishes areas for initial screening. Land-use evidence is available in 49 counties, with source categories, coverage and local planning limits shown by county; the other 18 counties offer traffic and area screening without verified land-use or planning conclusions. Every result stays linked to its source snapshot and data run.

Useful for: Finding sufficiently large parcels in land-use categories relevant to the active screen.
Does not prove: Ownership availability, a leaseable area, right-of-way or permit approval.

03 · Deterministic screening

Rules & unknowns

Known hard failures remain visible as failures. Conditions without a reliable source remain unknown instead of being converted into a confident score.

Useful for: Removing obvious mismatches and building a repeatable fieldwork checklist.
Verify next: Same-side spacing, exact ROW, field visibility, utilities and local permitting facts.

04 · Evidence-bound AI

AI explains the shortlist. It does not invent it.

AI translates your brief into supported filters and explains tradeoffs among database candidates. Coordinates, traffic, parcel facts and rule states come from the versioned evidence layer.

Useful for: Turning a business question into an editable Search Profile and a readable ranked shortlist.
Safety boundary: No invented facts, hidden unsupported filters or permit-probability claims.
